4. Blair - Parcel Map Subdivision Application Number PLN-2022-17614 Assessor Parcel Number (APN) 403-081-023 3706 Pigeon Point Road, Eureka area A Minor Subdivision of an approximately 20-acre parcel into four parcels of approximately five acres each. The parcel is currently developed with an approximately 3,620 square foot single family residence and accessory structures that will remain on proposed Parcel 2. Community water is provided by Humboldt Community Services District and on-site wastewate

The County of Humboldt is considering a subdivision project called Blair - Parcel Map Subdivision. The project involves dividing a 20-acre parcel of land into four smaller parcels, each about 5 acres in size. There is currently a house and other buildings on one of the proposed parcels that will remain. The subdivision will have its own wastewater treatment systems and will receive water from Humboldt Community Services District. The project has received approval from CALFIRE for exceptions to road length and width requirements.

The Planning Commission is being recommended to adopt a resolution that approves the subdivision, stating that it aligns with the existing general plan and that no further environmental review is necessary. The proposal also recommends conditions to be met for the approval of the subdivision.

Some factors that have been considered include access and drainage, hazards like earthquakes and fire risks, and the impact on biological and cultural resources. A geological report has been prepared and there are recommendations for protecting sensitive species and habitats. A cultural resources survey found no significant resources on the property. Input has been received and approved by different agencies.

The project is located in the Eureka area and falls under the Residential Agriculture 5-20 designation in the general plan. The current zoning requires a minimum parcel size of 5 acres. The subdivision meets the density requirements outlined in the 2017 Humboldt County General Plan, so no additional environmental review is needed. The project is not appealable to the California Coastal Commission.

The Planning Commission has the option to not approve the subdivision if they cannot make the necessary findings for approval.

Sermon Text: “Embracing Change and Cultivating Growth”

Pastor: Good morning, my brothers and sisters. Today, I want to talk to you about change and growth. You see, change is a natural part of life, and it’s something we often resist. But what if I told you that change can lead to growth and transformation? What if I told you that change is necessary for us to reach our full potential?

Today, I want to share with you a story of change and growth happening right here in our community. It’s the story of Happy Valley Farms, Inc., and their journey towards acquiring a Conditional Use Permit and Zoning Clearance Certificate for their commercial cannabis cultivation.

Now, I know this might not be a topic we usually discuss in church, but we must remember that God is present in all aspects of our lives, including our work and the changes that happen around us.

Happy Valley Farms, Inc. is a prime example of individuals embracing change and using it as an opportunity for growth. They have taken a piece of land in the Bridgeville area and transformed it into a thriving cannabis cultivation operation. And while the details of their project might not resonate with all of us, the underlying principles of embracing change and cultivating growth are universal.

Change can often be accompanied by fear and resistance. We like to stay within our comfort zones and avoid the unknown. But when we open ourselves up to change, we open ourselves up to new possibilities and opportunities. We allow ourselves to explore uncharted territory and experience personal and spiritual growth.

Happy Valley Farms, Inc. has taken the risk of stepping into the unknown, and their efforts have paid off. They have fulfilled all the necessary requirements, such as obtaining permits, analyzing their water sources, and ensuring their operations adhere to environmental regulations. They have also taken steps to reduce their environmental impact, including utilizing renewable energy sources and implementing water conservation techniques.

So, what can we learn from the story of Happy Valley Farms, Inc.? We can learn to embrace change, even when it feels uncomfortable or uncertain. We can learn to see change as an opportunity for growth, both personally and spiritually. We can learn to adapt to new situations and find ways to make a positive impact in our community.

Change is not always easy, but it is necessary for us to grow and reach our full potential. As we reflect on the story of Happy Valley Farms, Inc., let us ask ourselves: What areas of our lives are we resistant to change? Are there areas where we can embrace change and allow ourselves to grow?

Let us pray. Heavenly Father, we thank you for the example of Happy Valley Farms, Inc. and their journey of change and growth. Guide us as we navigate the unknown and grant us the wisdom to make positive changes in our community. In Jesus’ name, amen.
