Ordinance Rezoning Parcels in the McKinleyville Town Center from Community Commercial (C-2) with Combining Zones for Noise, Wetlands, and Airport Safety and Residential Multi-Family (R-3) with Combining Zones for a Q Zone for Housing, Noise, Wetlands and Design Review to a Mixed Use Zoning Designation with a Q-Zone Overlay Expressing Development Criteria and Permitted Uses in the Town Center

The County of Humboldt is proposing a zoning amendment for the McKinleyville Town Center to promote mixed-use development. The plan includes designating certain areas for housing, noise, wetlands, and design review. The proposal has received recommendations for approval from the Planning Commission, although some concerns have been raised about the impact on Central Avenue, wetlands, and open space. The Board of Supervisors is being asked to adopt the ordinance, along with resolutions certifying the Environmental Impact Report and establishing development criteria. The estimated cost of the project is $663,187.00, primarily funded by the General Fund. Staff recommends moving forward with the proposed ordinance.

… or, as an episode of 'The Moe Hogan Experience'!

Moe Hogan: Alright folks, welcome back to The Moe Hogan Experience! I’m your host, Moe Hogan, and today we have a very special guest with us. Please welcome the author of this fascinating document about rezoning parcels in McKinleyville, coming straight from the Planning and Building Department of the County of Humboldt. How’s it going, my friend?

Author: Thank you, Moe. It’s great to be here.

Moe Hogan: Now, I gotta say, I’m not the sharpest tool in the shed when it comes to zoning laws and all that bureaucratic stuff. Can you break it down for us in simple terms? What’s this whole ordinance about?

Author: Well, it’s essentially about rezoning certain areas in McKinleyville to allow for mixed-use development and establish development criteria in the town center. It’s a way to create regulations and standards for future development in that area.

Moe Hogan: Ah, I see. So, it’s all about making sure things are done right in McKinleyville. But, tell me, why are they talking about narrowing down Central Avenue? That sounds like a recipe for traffic disaster!

Author: Actually, narrowing the road is considered a form of traffic calming. It’s meant to make the area more pedestrian-friendly and encourage a sense of community in the town center.

Moe Hogan: Well, I’ll be darned! I never thought of it that way. And what about these wetlands and open space requirements? Are they really necessary?

Author: Absolutely. Protecting wetlands and open spaces is crucial for preserving the environment and ensuring a high quality of life for residents. It’s all about balancing development with conservation.

Moe Hogan: Wow, you really know your stuff, my friend. Thanks for shedding some light on this ordinance for us. Now, before we wrap up, I wanna give a shoutout to our sponsor, Mighty Max’s Miracle Supplements! Folks, let me tell ya, I’ve been taking these supplements for a week now, and I already feel like a new man. Just one pill a day, and I’m ready to take on the world! Check ‘em out, folks, you won’t be disappointed.

Producer: Hey, Moe, I just fact-checked that for ya. Mighty Max’s Miracle Supplements have actually been recalled due to safety concerns. Maybe we should find a new sponsor.

Moe Hogan: Well, folks, looks like we’ll have to find a new sponsor. But hey, that’s show biz for ya! Thanks for tuning in to The Moe Hogan Experience, and remember, stay curious, stay informed, and always question the status quo. See you next time!
