1. McKenny Residential Unit Use Permit Location: 2328 23rd Street Project: Conditional Use Permit UP-25-3
A company wants to add a small residential unit to their medical office building in Eureka. They need a special permit for this. The proposed unit is consistent with the city’s plan, won’t cause any issues, and is well-served by utilities. There will be a public hearing to decide if the permit should be approved.

In a city called Eureka, on 23rd Street,
A new project was in the works, a place to meet and greet,
A residential unit, within a medical office so neat,
But a Conditional Use Permit, they must seek.
The McKenny Residential Unit, a cozy space indeed,
For medical professionals who have a need,
To live near their work, to reduce traffic and speed,
Approval from the Planning Commission, there’s a deed.
With the deadline approaching, on June eight,
The staff report was ready, they did not hesitate,
To recommend a public hearing, to participate,
And adopt a resolution, for the project to celebrate.
Exempt from CEQA, under Class 32 it falls,
In-fill development projects, within urban walls,
Consistent with the General Plan, meeting all calls,
The McKenny Residential Unit, one and all.
So let’s sing a rhyme, in honor of this day,
For the McKenny Residential Unit, hooray!
A place to live and work, in a special way,
Approved by the Planning Commission, let’s play.

2. Sunset Heights Parcel 1 Design Review Modification Location: 1200 West Harris Street Project: Modification MOD-25-1 to Design Review DR-24-0005
The Planning Commission is considering a request to modify the design of two buildings in the Sunset Heights Affordable Housing Development. The modifications are needed to accommodate more three-bedroom units and install solar panels. The applicant must obtain approval for these changes. The modifications are in line with the surrounding neighborhood and meet various criteria for design and landscaping. The project is exempt from the California Environmental Quality Act (CEQA) due to its in-fill nature and affordable housing status. Public notification has been made, and a public hearing will be held to discuss the modifications.

As Alexandra Gonzalez, the Assistant Planner for the Planning Commission, reviewed the latest proposal for the Sunset Heights Affordable Housing Development, she couldn’t help but feel a sense of excitement. The modifications to the street-facing facades of buildings 1A and 1B on Parcel 1 were not just necessary for accommodating larger units, but they also brought a fresh perspective to the design.
As the public hearing approached, Alexandra found herself drawn to the Applicant, Rural Communities Housing Development Corporation (RCHDC). The representative from RCHDC, Ethan Thompson, exuded passion for creating affordable housing solutions that also enhanced the community’s aesthetic appeal. Their meetings to discuss the project soon turned into dinner dates and evening walks around the project site.
As they delved deeper into the details of the design modification, Alexandra and Ethan found themselves growing closer. Their shared vision for creating beautiful and functional spaces for those in need brought them together in ways they never expected. Late nights spent pouring over blueprints and discussing landscaping plans turned into stolen moments of laughter and shared dreams.
With each passing day, their bond grew stronger, and it soon became clear that their connection went beyond just the project. As the Planning Commission prepared to make their final decision on the modification, Alexandra and Ethan knew that their love had blossomed amidst the chaos of permits and zoning regulations.
When the day of the public hearing arrived, Alexandra and Ethan stood side by side, presenting their case to the Commission with passion and determination. As the Commissioners deliberated, Alexandra couldn’t help but steal glances at Ethan, feeling grateful for the unexpected turn their professional relationship had taken.
In the end, the Planning Commission voted to approve the modification to the street-facing facades of buildings 1A and 1B on Parcel 1 of the Sunset Heights Affordable Housing Development. But for Alexandra and Ethan, the real victory was the love they had found in the midst of their work.
And as the sun set over the project site, casting a golden hue over the newly approved design, Alexandra and Ethan knew that their romance was just beginning, with endless possibilities stretching out before them like the open road. Together, they would continue to build not just buildings, but also a future filled with love and hope.

(Verse 1)
City of Eureka, let’s pave the way
For a brighter future, starting today
A Gulch Greenway Overlay Zone, we’ll create
Protecting our land, it’s not too late

From tree removal to landscaping
We’ll make sure the regulations are demanding
For the California Department of Fish and Wildlife
And all the creatures that call this land their life
(Chorus)

We’ll update the code, make it right
For a sustainable future, let’s unite
(Bridge)

Let’s hold a public hearing, let’s all cheer
For a resolution to be passed, for the City Council to see
The importance of protecting our land, our responsibility
(Chorus)

Inland Zoning Map, a sight to be seen
We’ll update the code, make it right
For a sustainable future, let’s unite
(Outro)
